Marketing Your Property

There seems to be some confusion among those selling  properties in Madison and surrounding areas, as to where to expect a Realtor to market their property. In Madison County, a large majority of our buyers come from Northern VA. This is especially true in the higher price ranges. Consumers filter down from Northern VA into Culpeper and beyond. It’s commonplace for those living in the congestion of Fairfax, DC and Maryland to come down and get away for the weekend, or find a future retirement home. In Madison and Orange, it is especially important to list with a Realtor who is a member the Metropolitan Regional Information Systems ( MRIS) and the Charlottesville Area Association of Realtors ( CAAR), where we share our listings with other Realtors. Most of the Madison, Culpeper and Rappahannock Realtors are members of MRIS, where the Northern VA Realtors will be searching for their clients. In Madison, most Realtors are also members of CAAR.  Even though we do get buyers from the Charlottesville Area, it is not our primary source of customers. Ask your Realtor if they are members of both Multiple Listing Systems to insure that your property will be marketed to the maximum number of potential buyers.
